**Job Title: Real Estate Analyst**

**Location: On-site (Albania/Kosovo)**

**Schedule: Monday – Friday, 15:00-23:00 schedule**

**Position Overview**

We are seeking a
**Real Estate Analyst**
to support our acquisitions team across underwriting, financial data preparation, market research, and internal data organization. This role is ideal for a highly detail-oriented, self-driven professional with
**advanced Excel skills**
who can independently execute tasks with minimal oversight.

**Key Responsibilities**

**1. File Organization & Data Management**

- Reorganize and maintain Box and/or SharePoint drives using a clear, standardized folder structure
- Clean up disorganized directories, eliminate unnecessary subfolders, and shorten deep file paths
- Ensure underwriting, due diligence, and market files are stored consistently and easy to locate
- Maintain clean, logical file naming conventions across all projects

**2. Financial Data Cleaning & Underwriting Preparation**

- Clean and organize T12 financial statements
- Clean rent rolls and create unit mix tables
- Derive base rent, other income, and ancillary charges
- Map accounts and prepare underwriting-ready datasets

**3. Underwriting Support**

- Assist with underwriting multifamily acquisition and development opportunities
- Utilize firm-provided underwriting models and approved templates
- Ensure accuracy, consistency, and reliability of underwriting outputs

**4. Market Research & Rent Comparables**

- Identify comparable properties using Apartments.com
- Collect data on rents, unit sizes, fees, concessions, and renovation details
- Call properties to confirm rents and availability
- Aggregate demographic and market data using CensusReporter.gov
- Assist in creating market one-pagers for investment evaluation

**Required Skills & Qualifications**

- Advanced Microsoft Excel skills (required)
- Experience working with T12 financial statements and rent rolls
- Strong research, organizational, and analytical skills
- High attention to detail and data accuracy
- Self-starter capable of working independently
