Property Sourcing Specialist (Lead Generation VA)

**Job Title: Property Sourcing Specialist (Lead Generation Virtual Assistant)**

**Location: On-site**

**Working Hours: Monday – Friday | 15:00 – 23:00 (Albanian Time)**

**About the Role**

*We are seeking a highly detail-oriented and analytical Property Sourcing Specialist (Lead Generation VA) to support our acquisitions pipeline.*

*This role is fully dedicated to data sourcing and lead generation; you will not be responsible for sales or acquisition activities. You will play a key role in identifying off-market opportunities and preparing high-quality lead lists for the Acquisitions team.*

**Key Responsibilities**

- Conduct “Virtual Driving for Dollars” using Google Street View to identify distressed properties (e.g., overgrown lawns, boarded windows, visible deferred maintenance).
- Build, organize, and maintain accurate property and owner data within tracking systems.
- Input and manage lead information, ownership details, and statuses using spreadsheets and CRM tools.
- Utilize DealMachine to log properties, track sourcing activities, and extract initial property data.
- Clean, validate, and scrub lead lists to ensure high data accuracy before handoff to the Acquisitions team.
- Identify and flag high-potential wholesale opportunities based on defined investment criteria.
- Conduct basic property and ownership research using public records and real estate data platforms.

**Required Skills & Qualifications**

- Proven experience in real estate wholesaling, lead generation, or a similar role.
- Strong proficiency in DealMachine, Google Maps/Street View, Microsoft Excel, and Google Sheets.
- Excellent attention to detail with the ability to manage and analyze large datasets accurately.
- Strong organizational and time management skills.
- Ability to work independently in a fast-paced, results-driven environment.

**Nice to Have:**

- Familiarity with skip tracing processes and tools.
- Experience using platforms such as PropStream, BatchLeads, Zillow, or similar real estate data tools.
- Experience navigating County Assessor or GIS websites for property and ownership verification.
